EMPLOYMENT TERMS: Full-time position

PRIMARY DUTY: The MEP Trades Supervisor is responsible for leading and participating in executing industry-standard campus-wide mechanical, electrical, and plumbing trades maintenance for the ongoing care and reliability of approximately 2.8 million square feet of campus facilities. This position leads a work force of approximately 10 -12 personnel consisting of the trades.

ESSENTIAL FUNCTIONS:

  • Provide leadership and participation in the ongoing performance of tasks commonly associated with mechanical, electrical, and plumbing trades.
  • Provide impactful and inspirational supervisory leadership aimed to maintain a highly productive, skilled, trained, motivated, positive, and team-oriented maintenance staff associated with mechanical, electrical, and plumbing trade responsibilities, intently focused on customer service and facilities stewardship.
  • Frequently inspect in-progress and completed corrective and preventative maintenance work performed by the assigned staff and conduct appropriate follow-up actions as warranted.
  • Maximize the utilization of allocated resources through determination, creativity, prudence, standardization, inventory management, setting of high expectations and standards, processes, scheduling, prioritizing and monitoring on a sustained basis.
  • Maximize employee productivity through effective leading, guiding, inspiring, motivating, training, counseling, disciplining, setting of clear expectations and standards, and conducting annual performance evaluations.
  • Work collaboratively with others throughout Facility Services and campus-wide in order to coordinate and maximize efficiencies in the scheduling of MEP trade-related tasks and responsibilities.
  • Provide leadership, guidance, coordination, and participation for emergency/urgent installations, services, and/or repairs to ensure satisfactory results and minimization of campus disruption.
  • Maximize workplace safety while minimizing institutional liability through compliance with industry-standard safe work practices, procedures, and protocols, along with strict adherence to federal, state, and local regulations, codes, policies, and laws.
  • Contribute to the overall success of Facility Services.

REQUIREMENTS:

Education: High school diploma

Certification/License: Valid driver’s license; Ability to acquire Asbestos Worker and Inspection certifications and maintain throughout employment

Knowledge and Experience: Five years of institutional maintenance experience or two years of supervisory experience leading and executing a wide array of MEP installation and/or maintenance tasks in the construction trade or an environment consisting of multiple facilities; Broad knowledge of MEP maintenance procedures, practices, and requirements; Knowledge of methods, materials, tools, and equipment used in mechanical, electrical, and plumbing trades work aligned with trade industry standards

Skills & Abilities: Effective leadership in providing supervision of maintenance work commonly associated with MEP trades; Abilities to influence, motivate, and inspire others, and demonstrating strong interpersonal skills; Defining problems, establishing facts, and drawing valid conclusions; Strong analytical and decision-making skills; Managing situations requiring diplomacy, fairness, firmness, and sound judgement; Customer service oriented; Organized and coordinated to meet deadlines in fast-paced environment; Abilities and skills to perform tasks and responsibilities of MEP trades to a high level of efficiency and effectiveness; Abilities to read and interpret blueprints and operations & maintenance manuals; Ability to interpret federal, state, and local codes

WORKING CONDITIONS: This position will work Monday through Friday for the hours of 8:00 a.m. to 5:00 p.m. with an hour lunch break. This position may be required to work nights, weekends, and holidays as needed to support University events or emergencies. This position will occasionally work in confined spaces or at heights, as well as hot, cold, dirty conditions. This position is considered essential staff. Essential staff provide services that relate directly to the health, safety, and welfare of the University, ensure continuity of key operations, and maintain and protect University properties. Should the University close for any reason, essential staff will report to work as usual. This position must purchase and maintain a cellular device and service that will be used for work functions. This position must be responsible for plan choices, calling areas, service features, terminations clauses, and paying for all charges associated with the cellular device and service.


SUPERVISORY RESPONSIBILITIES:
Electricians, HVAC Technicians, and Plumbers

EQUIPMENT/MATERIALS USED: Personal computer, iPad, telephone, copy machine, hand tools, measuring devices, and equipment items associated with MEP trades maintenance work. Must maintain personal cell phone.

TYPICAL PHYSICAL DEMANDS: Physical exertion including standing, walking, climbing, bending, stooping, and lifting of objects up to 50 pounds; Requires manual dexterity sufficient to operate standard maintenance tools and equipment; Assist in the management of snow and ice removal of campus
