Essential Functions:


Direct and maintains the buildings and oversees the company’s grounds, buildings, and equipment to ensure that the workspace is safe and functional. To ensure daily custodial services to keep the building’s interior attractive and hygienic. The Facilities Manager conducts regular inspections of the following facilities: Goodwill Technical College, WFD Offices Houma/Baton Rouge and the Tulane Corporate offices, to determine areas that need attention and then perform the tasks and oversee a budget and must negotiate with outside vendors for supplies, repairs, and other measures. Maintain and schedule the overall cleanliness and grounds of applicable retail stores within the company. Direct the facilities maintenance department so that our retail facilities are well maintained, safe, secure, functional, clean, attractive, up to date, and well taken care of. To provide the pinnacle of service and performance so that our retail facilities are a source of pride, the lifetimes of our systems are maximized, and our facilities and systems function and appear in accordance with our company guidelines and expectations.

Responsibilities:

  • To maintain building’s functional operations in accordance with company safety standards.
  • To perform a variety of minor plumbing maintenance and carpentry functions.
  • To open and secure corporate buildings as required.
  • To set up and break down function rooms as required by meeting/event planner.
  • To maintain all tools and equipment in a clean, safe condition, including proper safeguards.
  • To safeguard all tools and materials against theft.
  • To follow all safety policies and procedures.
  • To maintain the maintenance work order system, work area in a clean, organized, safe con always.
  • To maintain stock levels and parts within budget.
  • To ensure compliance with state and federal regulations and assist with energy management.
  • To oversee security of buildings and grounds.
  • To maintain ongoing communication with contractors, clients, and team.
  • To schedule and execute floor maintenance of all facilities.
  • To ensure that all retail facilities are properly maintained regarding cleanliness, preventive maintenance, routine and emergency repairs, changes, and additions, etc. according to company guidelines and expectations.
  • To lead a team of maintenance workers to ensure work is done quickly, efficiently, properly, and in accordance with standard operating procedures.
  • To maintain staffing of the maintenance department including hiring, training, developing, coaching, and upholding accountability for all team members.
  • To work to increase the efficiency and productivity of the maintenance department in an ongoing effort to improve performance of the department.
  • To assist with new and existing locations regarding permitting, vetting of contractors, utility connects/disconnects, and following up on outside contractors and vendors.
  • To utilize a ticketing system to measure and improve productivity within the department.
  • To improve the overall look and operation of all retail facilities via improved processes, improved team performance, and ongoing development of self and staff.
  • To bring forth ideas and concepts to improve the overall condition and performance of the maintenance department and the retail facilities and systems.
  • To assist with the budgeting process and to abide by budgetary guidelines.
  • To perform other work-related duties as assigned.

Skills and Abilities:

  • Must have knowledge of OSHA and other environmental regulations.
  • Must have knowledge of general maintenance methods, operating requirements, and safety precautions related to facilities management.
  • Must be a well-organized, detail and customer (internal and external) oriented self-starter Strong procurement and negotiation skills.
  • Must have the ability to tolerate frequent periods of high stress, heavy workload, and multiple priorities.
  • Must have carpentry skills including the ability to paint, patch and float sheetrock.
  • Must have minor electrical skills including bulb and ballast knowledge.
  • Must have minor plumbing skills.
  • Must be able to problem solve and make decisions as it relates to the building.
  • Must be able to work a flexible schedule on short notice, including days, nights, and weekends.
  • Must be able to interact cordially and productively with a variety of people.
  • Must be able to engage in prolonged standing, walking and in frequent bending, stooping, and stretching.
  • Must be able to function in a hectic work environment with occasional periods of high stress.
  • Must be able to read, write and communicate clearly in English.
  • Must have computer skills.
  • Must be able to work a flexible schedule on short notice, including days, nights, and weekends.
  • Must be able to lift and carry objects up to 25 lbs. frequently and 50 lbs. occasionally.

Requirements:

  • Bachelor’s Degree desired.
  • Five years relevant experience preferred; three years supervisory experience; experience in budgetary and cost controls.
  • Good verbal skills and written communication skills using correct grammatical and professional writing techniques.
  • Good computer skills: Proficiency in MS platform and specific computer software as needed.
  • Physical able to oversee and direct all facility service functions throughout property and relevant offsite locations; repeated walking, standing.
  • Ability to work flexible hours, including nights/weekends as needed.
  • Technical/trade school certification in maintenance or college degree/military service in management or leadership preferred.
  • Five years’ maintenance experience required.
  • Five years’ experience supervising others required.
  • A valid driver’s license is required.
