The Principal Program Manager will be responsible for land acquisition analysis and our broker engagement program. You will have the opportunity to make a significant contribution and impact to one of the largest data center portfolios. You’ll have the opportunity to help shape and deliver on a strategy to improve and expand our infrastructure globally.

You’ll develop close working relationships with internal as well as external stakeholders, perform market and financial analysis, evaluate property solutions within our standards and guidelines, and run our broker program. The role will also drive base infrastructure pre-positioning strategy by analyzing multiple scenarios and providing recommendations based on cost, risk, and fiscal budget constraints.

Responsibilities


  • Evaluate and recommend acquisitions for approval by providing comprehensive comparative market analysis.
  • Manage the broker engagement process and program for land globally, including the management of cross boarder teams formed of multiple client groups, co-workers, contractors, and vendors.
  • Provide input into the long-term delivery strategy to drive real estate acquisitions that support the Microsoft Cloud transformation.
  • Perform Data analysis as required for driving infrastructure decisions.
  • Serve as an interface across sourcing, planning, and finance teams to resolve cross functional issues and decisions.
  • Identify data needs, collect required data, and provide the analysis to expedite decision making.

Qualifications

Required/ Minimum Qualification:
  • 10+ years portfolio management, real estate, or office management experience
    • OR Bachelor's Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 7+ years portfolio management, real estate, or office management experience
    • OR equivalent experience.
  • 5+ years demonstrated experience leading and managing a business-critical function
Preferred Qualifications
  • 5+ years’ experience in data and analysis required for decision making
  • 5+ years’ experience in process optimization and mapping processes to tools
  • Knowledge of real estate transaction process.
  • Certified Appraiser or Appraiser training
  • Evaluates and maintains review standards, guidelines, techniques, and methods for conformance with policies, procedures, and applicable laws and regulations
  • Excellent communication and leadership skills to drive projects, and build buy-in and support
  • Positivity, especially in the face of ambiguity and dynamic project requirements.
  • Proven track record of positively influencing teams and their leaders.
  • Ability to connect and engage with all teams at all levels.
  • Proficient in Microsoft Office tools
Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to, the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Real Estate Portfolio Management IC6 - The typical base pay range for this role across the U.S. is USD $124,800 - $266,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $159,000 - $292,200 per year.
