On-site Tribal Project Manager Job at Cocopah Indian Tribe

Summary


This is a contract position under the supervision of the Cocopah Tribal Council for the duration of projects (approximately 18-24 months). The on-site Tribal Project Manager will be responsible for project oversight of the all major construction/renovation projects, as assigned by the Cocopah Tribal Council.

Essential Duties and Responsibilities:

  • Has overall responsibility for project oversight, paperwork, communications & scheduling with contractor and Tribal Council.
  • Participates in the construction development process and business contracts, proposals, presentation and negotiations.
  • Participates in the preparation of reviews and estimates of contract documents, subcontract agreements, purchase order agreements, insurance, etc.
  • Reviews all change orders, supplements, and cost control budget adjustments
  • Participants in activities to support the Cocopah Tribe’s strategic planning efforts
  • Develop and maintain positive tribal relationships
  • Understanding of job cost components and cost control
  • Foresight to anticipate issues and the ability to find effective resolutions
  • Participates in budgeting and scheduling as it pertains to completion of time frame
  • Makes bi-weekly reports to Tribal Council, or as necessary
  • Other duties as assigned

Knowledge, Skills and Abilities

  • Knowledge of tribal community, local resources, and tribal law is preferred
  • Possess communication skills in writing, speaking and group interaction, as well as the ability to communicate on a one-on-one basis
  • Must maintain a high standard of personal behavior, both on the job and off
  • Must have reliable transportation, valid driver’s license and insurance coverage
  • Extensive knowledge of all aspects of the construction process
  • Excellent written and verbal communication skills and experience and ability to be an effective spokesperson for the tribe
  • Ability to provide accurate conceptual and hard estimates
  • Knowledge of how to effectively order material for projects and consistently deliver on and ahead of schedule
  • Knowledge of effective oversight and management of field and administrative support
  • Strong problem-solving skills and ability to think outside the box
  • Thoroughly understands plans and specifications
  • Ability to follow through on projects
  • Proven successful project history (Quality, Schedule, Budget and Safety)
  • Must have the ability to clearly communicate technical details of all project plans, specifications, and contract with owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, approvals and all other project related documents
  • Must have extensive knowledge in uniformed building codes

Qualifications

  • Must submit to a fingerprint background check
  • Successful candidates will be subject to pre-employment and on-going random drug/alcohol testing

Education and/or Experience

  • Bachelor’s degree in construction management, architecture or related preferred. Combined education and work experience will be considered.
  • Must have 15+ years of experience in construction/project management
