GSL Properties, Inc. has an immediate opening for an experienced Maintenance Technician III. This position is located at the Berry Ridge Apartments located in Gresham, Oregon. Berry Ridge is an affordable multifamily community that consists of 248 units. This is an excellent opportunity for someone to work with a dynamic team of experienced professionals. This position is responsible for efficiently performing mid to high level apartment and facilities maintenance duties based on experience and knowledge of appliance repair, carpentry, plumbing, and electrical.

*This position is eligible for a $2,000.00 sign on bonus!

Day to Day Tasks/Responsibilities:

Organizes and coordinates the overall maintenance program of the apartment community including exterior property appearance, timely work-order service, quality “make- ready” program, and cost-effective inventory control of the property equipment and tools

Assures all work-order requests are completed to acceptable standards in a timely manner

Completes or oversees the completion of preventative maintenance and maintains accurate maintenance records

Maintains awareness of property performance goals and progress toward those goals

Develops knowledge of and keeps current on Fair Housing regulations

Performs skilled and specialized HVAC, appliance repair, plumbing, carpentry, and electrical work, as needed

Orders parts and supplies and maintains inventory utilizing inventory system

Promptly informs Community Manager of needed services and repairs

Obtains bids and negotiates prices with vendors and contractors as needed

Coordinates delivery and work schedules with vendors, contractors, and the Community Manager

Ensures exterior and grounds of property are clean and free of fire and trip/slip hazards

Performs daily upkeep of all outdoor and indoor common areas as needed which includes trash removal, vacuuming, moping, etc.

Operates both manual and power tools such as tape measure, drills, saws, etc.

Diagnoses and performs minor and routine maintenance/repair in a timely and professional manner

Accurately documents work performed on service work orders, including all necessary information

Inspects vacated apartments and completes make-ready checklist

Coordinates status of make-ready apartments with management and leasing staff

Assists with the tenant improvements as necessary

Maintains shop cleanliness, organization, and supply inventory

Performs after-hour emergency maintenance, as required

Characteristics:

Strong interpersonal and communication skills

Ability to oversee and plan the work of the maintenance staff

Ability to consistently oversee and/or complete grounds, work orders, and turnovers by specified deadlines in a fast-paced environment

Education and/or Experience:

High School diploma or GED and 3-5+ years of maintenance experience and/or equivalent related experience in heating/AC repair, plumbing, appliance repair, carpentry, drywall, and general maintenance repairs

Hazmat experience and/or familiarity

Must own basic hand tools

Ability to speak, read and write basic English

Valid driver’s license and insurance required

CPO certification and EPA/HVAC certification may be required
