JOB SUMMARY

As a Maintenance Supervisor at RE Carroll Management, you will be responsible for overseeing the property maintenance and enhancing the overall value of the community. You will lead a maintenance team in performing preventative maintenance, responding to maintenance service requests, and performing repairs and improvements of vacant apartments to ensure they are market ready.

RESPONSIBLITIES

  • Hire, Train, Evaluate and Counsel all maintenance staff, under the direction of the Property Manager.
  • Schedule, perform and inspect all site maintenance and prepare market ready apartments.
  • Assist in the bidding process of service contracts and oversee vendor performance, including capital improvement projects.
  • Order and monitor maintenance inventory including all property owned tools & equipment.
  • Monitor pool operations regularly and maintain appropriate Health Department standards.
  • Prepare weekly / monthly maintenance status reports.
  • Perform on-call emergency maintenance services, as required.
  • Perform various maintenance tasks such as painting / caulking, re-keying doors, repairing furnaces, minor HVAC services, plumbing and appliance repairs, minor roof repairs, etc., as needed.
  • Assist in preparation of annual budgets and monitor expenditures in accordance with established guidelines.
  • Provide effective leadership to a group of Maintenance Technicians, including open communication between Property Manager and the other community staff members.
  • Understand and comply with Fair Housing laws and standards.
  • Always represent the company in a professional manner.
  • Ensure all service requests are handled in a prompt, courteous and efficient manner.

RESQUIREMENTS

  • High School diploma, or equivalent, is required.
  • Minimum of 5 years hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
  • Excellent communication, supervisory and leadership capabilities.
  • Basic knowledge of current codes and regulations.
  • Valid driver’s license and good driving record along with auto insurance is required.
  • Must be EPA or CFC certifiable
