About the role

The Leasing & Marketing Manager is responsible for overseeing all phases of leasing, renewals, marketing, and reporting for assigned community. The Leasing & Marketing Manager strives for achieving budgeted occupancy through retention of existing residents, leasing current availability and pre-leasing of future availability.

What you'll be doing

  • Consistently reviews, evaluates, and interprets market conditions and recommends adjusted rental and renewal pricing and marketing strategies as needed to drive pre-leasing/current occupancy and revenue growth.
  • Utilize Company leasing expectations and procedures to warmly greet prospective clients, qualify, determine needs and preferences, professionally present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up.
  • Monitors all leasing and operational policies and recommends changes to improve overall functionality of business
  • Responsible for providing oversight for the leasing functions including daily leasing follow up activities in Entrata.
  • Ensures that websites and collateral materials are accurate and updated.
  • Attends and assists with leasing, renewal and resident events as needed.
  • Performs weekly market surveys, manages, and reports on revenue proforma and can accurately report on achievement of revenue targets including overall market rates, gain to lease, loss to lease, concessions, leasing velocity.
  • Creates marketing plan/strategy for the assigned community. Closely monitors progress of projects and works in coordination with Community Manager to adjust marketing strategies and plans as necessary. Perform all assigned duties within the parameters of assigned marketing budget.
  • Reports on any key performance indicators as requested by management and maintains all information within business Intelligence.
  • Marketing done both internally and externally to attract new occupants. Network marketing, outreach marketing and internal marketing required to keep a minimum of 95% occupancy. Updating all marketing material through ILS and Websites and BBC Marketing Department.
  • Reviews and approved all social media and communication on platforms to engage consumers and narrate the lifestyle and experience of living at the community through photography, videography, and the written word.
  • Responsible for the development of partnerships and initiatives with the local University, College, and Community.
  • Checks that all models and tour routes have been properly opened/closed. Conducts pre-showing inspections to ensure all units are rent ready for the day and performs freshen up cleaning as needed.
  • Plans, promotes, and executes customer experience initiatives, for all customers, for both the community and on-campus throughout the course of the year.
  • Responsible for delivering community education and outreach programming and support for fundraising events as needed
  • Acts as a liaison and works with ACM and CM to build, train, and develop a team of highly motivated, skilled and productive professionals to drive community operational goals.

Who we're looking for

  • High School diploma or GED required
  • Bachelor s degree preferred
  • Minimum of 2 years of experience in a marketing related field
  • Solid Computer skills including Microsoft Office Experience. Entrata Experience Preferred
  • Social Media Management – Facebook, Instagram, Snapchat, Twitter, etc.
  • Event Planning
  • Works well in groups
  • Good with high volume of calls
  • Adaptable, multitasker, problem solver, great with time management
  • Must possess or be willing to obtain Certified Apartment Leasing Professional (National Apartment Association) designation within one (1) year of hire
  • Must have an active and valid driver s license
