Hiring Part-Time AssistantProperty/Site Manager (30-40 hours per week)

Flexible Schedule (Days and Hours) - Monday thru Friday between 8:00am-6:00pm

The on-site assistant manager is required to perform necessary administrative, customer service, and resident service duties. These skills include leasing, renewals, bookkeeping and maintenance support. The assistant manager aides the onsite manager with overseeing all on-site management functions including direction of maintenance tasks, grounds maintenance, tenant relations, counseling, rent collections, applicant interview, income verifications, and all other allied functions necessary and requisite to an efficient management operation. In summary, the Assistant Property/Site Manager is responsible for the day-to-day activity at the property level and provides assistance and backup for the onsite Property Manager. The Assistant Property/Site Manager reports to directly to the onsite Property/Site Manager.

Objectives of Assistant Property Manager:

  • Applicants must be friendly and professional.
  • Maintain fiscal integrity of the property.
  • Maintain administrative efficiency both in the use of time and in cost of operation.
  • Secure and maintain a good relationship with residents.
  • Maintain good community public relations.
  • Observe and enforce all local, state, and federal law pertaining to Equal Housing Opportunities, Fair Housing, and ADA.

Duties:

  • Accepts and processes all applications.
  • Performs all rent-up procedures, move-ins, inspections, certifications, recertification, transfers, move-outs, establishments of files, and maintenance of records as necessary.
  • Responsible for transmitting proper information to HUD, DCA and CAHEC Management as required by HUD/DCA Regulations. Assigns rental assistance and/or coordination of Section 8 assistance when applicable.
  • Collects rents and other charges; follows collection policy, deposits all collections timely; records all information on the computer and distributes reports as required.
  • Purchases supplies and contracts for services as needed for efficient operation. Takes action needed for preventative and corrective maintenance. Submits bills and voices to the CAHEC Management Payable Department for prompt payment and understands contracts and agreements when contracting for on-site services/work.
  • Supervises all maintenance/grounds personnel. Assures that work requests are completed timely and satisfactorily. Coordinates and follows up on quarterly inspections of units.
  • Maintains proper maintenance records, inventory controls, and marketing activities.
  • Assumes other duties as assigned relating to efficient property operation.
