The Property Appraisers Office is actively seeking a Residential Property Appraiser..

Work entails the appraisal of residential neighborhoods using statistical analysis for tax roll preparation. Groups properties into neighborhoods to facilitate analysis and mass appraisal.

Examples of Work

  • Determines the market value and classification value for agricultural properties.
  • Establishes the annual classification value for agricultural uses.
  • Accepts agricultural classification applications and determines qualification utilizing F.S. 193.461.
  • Completes the valuation for cutouts or property splits. Completes the valuation for property rezonings.
  • Performs mass appraisal to condominium projects using statistical analysis for tax roll preparation.

Knowledge, Skills and Abilities

  • Knowledge of real estate valuation terminology, principles and practices.
  • Knowledge of DOR guidelines and procedures.
  • Knowledge of single family, mobile home, multi-family and land valuation techniques.
  • Knowledge of Save Our Homes application at an advanced level.
  • Knowledge of construction types and structures.
  • Knowledge of Agricultural concepts including F.S. 193.461 agricultural lands classification and assessment.
  • Knowledge of condominium valuation techniques.
  • Demonstrates knowledge of mass appraisal techniques, completing work with accuracy and thoroughness, and an attention to detail demonstrating ability to apply mathematical and statistical applications.
  • Ability to demonstrates initiative to seek out data from market participants to assist in the development of fair market value.
  • Ability to show courtesy, tact and a professional, demeanor when interactive with property owners or their representatives.
  • Ability to identify information gaps and provides necessary guidance on techniques and processes to obtain data.
  • Ability to explain methodology techniques and processes to obtain data.
  • Ability to communicate both orally and in written form effectively.
  • Proficient with the CAMA system, Windows, Word Skill, GIS and MLS.

Open Requirements/Supplemental Information

  • High School diploma or equivalent.
  • Familiarity with Residential Appraisal process.
  • Knowledge of real estate market.
Preferred:
  • College degree or State Certified Appraiser License
  • Several years of residential appraisal experience.
  • CFE. If not currently held, must obtain within two (2) years.
