Hours: Typical range of hours is based on the community needs and may require weekends and after hour emergency services. Workdays may be adjusted based on community needs. Full Time: 5 days per week, 8 hours per day (minimum of 32 hours, average 40 hours).

Physical Demands: Medium work (exerting 50 lbs. of force) occasionally, climbing, balancing, stooping, kneeling, crouching, crawling, reaching, walking, pushing, pulling, lifting, talking, hearing. Visual acuity to operate hand tools. Subject to weather.

Drug Screens: Pre-employment, post injury, reasonable suspicion, and possible random screens.

As our Service Supervisor, you will be managing an intricate compound of beautiful, apartment communities and several of our amazing technicians. The Goal? Making sure perfectly manicured lawns, gardens and operating facilities surround our stunning resident homes and keep their hi-tech appliances running smooth. It is a big job. Knowledge / Skills / Ability:

  • Intermediate level math skills necessary to add, subtract, multiply, divide, decimals, fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting
  • Must be available for emergency calls nights and weekends as needed
  • Ability to evaluate and fulfill community common area and amenity needs, attention to detail and dedication to maintain the community
  • Ability to independently establish priorities, manages time effectively, and fulfills assigned objectives and projects
  • Ability to respond to and resolve unexpected problems and manage priority changes in a fast-moving, fluid environment
  • Demonstrated proficiency in Outlook, Excel, Word, and internet
  • Good verbal and written communication skills, strong organization skills, and ability to collaborate well with onsite staff, customers, supervisors, corporate office associates and vendors
  • Must be able to effectively communicate, comprehend, speak, and read in English. Bi-lingual candidates are encouraged to apply

General Summary of Associate Responsibility:

  • To support and assist all aspects of the community operations and the Regional Managers while reporting to and acting under the direction of the Vice President and President

Preferred Education and Experience:

  • A high school diploma or equivalent and professional knowledge of business discipline are required
  • HVAC/R certification (HVAC & Refrigeration) Preferred
  • Must be available for emergency calls on nights and weekends when needed
  • Ability to follow detailed oral/written instructions
  • Deliver SUPERIOR Customer service to residents, team member and the Support Team
  • Ability to track and inventory material and parts
  • CPO Certified along with the knowledge of the cleaning and maintenance of pools and spas

Core Supervisory Responsibilities:

o Ensures monthly inspections, light logs, snow logs, ice removal logs, Pool & spa logs are turned in timely from Maintenance Supervisors

o Monitors & provides on call scheduling for maintenance teams

o Ensure local city required inspections monthly/annual are met

o Maintenance Appreciation week- annually

o Ensures safety and OSHA guidelines are met at all communities

o Implements and provides training opportunities such CPO/EPA/HVAC certifications

o Annual G&A/Workers comp training

o Attends OAC meetings

o Plans and prepares monthly Service Supervisor meetings

o Mentors and trains new maintenance team members

o Second interview service team members as requested/helpful

o Propose system improvements and implement as approved

o Meet/improve annual turnover for service team

o Meet/improve work order and unit turn times

o Quality control

o Monitor Inventory lists

o Ensure emergency lists are updated

o Ensure vendor compliance/emergency vendor lists are updated

Additional Responsibilities:

  • Residential Standards
  • Provide assistance by performing general maintenance duties as needed
  • Annual inventory auditing
  • Help manage maintenance related software such as HD Supply, Rent Dynamics, Blue Volt, Grow, PAS
  • Assists with Capital projects, contracts & scopes of work
  • Assists with managing disasters and cleanup as needed
  • Other duties as assigned
  • Community Inspections and Quality Assurance Review
  • New Construction walks as needed
  • Walks with landscapers monthly ensuring top notch curb appeal
  • Quarterly trash shoot inspections
  • Annual walk with construction/management
  • Prepares & advises on site teams for HUD inspections
  • Visit sites per requested schedule and do site form and follow ups
  • Financial Performance
  • Assists with annual budget preparation
  • Maintains vendor/contactor relationships & secures bulk pricing
  • Develops and implements strategies for decreasing maintenance related expenses
