In this position, the Maintenance Technician will perform a variety of preventive and reactive building and facility system maintenance. Focused on completing repairs of AbleLight's homes, offices, and program buildings. Performing basic troubleshooting and problem solving of issues and malfunctions before contacting 3rd party vendors. Responsible for physical plant inspections, testing, and reporting in a timely manner. Will assist with capital budget projects and planning as assigned.

In this position, the Maintenance Technician will perform a variety of preventive and reactive building and facility system maintenance. Focused on completing repairs of AbleLight's homes, offices, and program buildings. Performing basic troubleshooting and problem solving of issues and malfunctions before contacting 3rd party vendors. Responsible for physical plant inspections, testing, and reporting in a timely manner. Will assist with capital budget projects and planning as assigned.
What we want to see from you:
- High school graduate or its equivalent.
- 5 years of facility building maintenance experience.
- Valid driver's license with good driving record as defined by AbleLight's policy.
- Ability to meet the physical demands of the position (climbing ladders, lifting up to 50 pounds and work in confined spaces and on equipment).
- Mechanical aptitude.
- Ability to use hand and power tools with dexterity to perform repairs and preventative maintenance.
- Familiarity with safety procedures related to equipment repair.
- Available for any on-call emergency situations.
- Ability to work independently, utilize computer and mobile device to access work-related applications and knowledge of Property Management System (Yardi).
- Fulltime benefits after 30 days, 1st of the next month (Medical, Dental, Vision and more)

- Manage assigned work orders using property management software program, Yardi.
- Complete the following light maintenance and troubleshooting:
- Electrical, plumbing, appliances, and other tasks as assigned or as needed.
- Completes all inspections and preventative maintenance as followed:
- Cleaning dryer vents, check/changing furnace filters, fire system checks, etc.
- Maintains fire alarm and other safety equipment; responds to emergencies, equipment alarms, alerts, and failures; offers direction in emergency situations.
- Record and submit paperwork, reports, inspections, testing, and surveys in a timely manner.
- Ability to research replacement parts and complete proper paperwork to obtain
