PRIMARY RESPONSIBILITIES: Maintenance Skills

  • This position is an entry level to mid-level position with compensation increased as skillset and experience continues.
  • Follow company policies and safety at all times, following OSHA rules and regulations.
  • Ensure that floor repairs are performed properly to the satisfaction of the resident.
  • Please keep work area clean at all times.
  • Repair rather than replace when possible.
  • Use of common hand and power tools such as screwdrivers, saws, drills, wrenches, and hammers, as well as specialized equipment for the wood laminate installation.
  • Also should be familiar with the specialized cutting equipment for the tile/ceramic work.
  • General maintenance repairs and replacements of floors to include plumbing, carpentry, drywall, and painting.
  • Diagnose problems and determine the best way to correct them.
  • Be knowledgeable in the use of all types of paint as well as needed surface prep techniques.
  • The ability to paint all kinds of surfaces not limited to, concrete, aluminum, steel, wood and drywall.
  • Capable of doing all types of paint/ drywall repair and or installation.
  • Have the ability to work on the ground or from a ladder.
  • Order parts as needed.
  • Record keeping should be completed on a timely basis as directed by procedures.
  • Regardless of whether it is during a scheduled on-call rotation, you are required to report to catastrophic emergencies within your property and the portfolio as assigned.

CERAMIC TILE TECHNICIAN

  • Follow company policies and focus on safety at all times
  • Ensure that all tile/ceramic floor or wall repairs are performed properly to the satisfaction of the resident.
  • Repair rather than replace when possible.
  • Use of common hand and power tools such as screwdrivers, saws, drills, wrenches, and hammers, as well as specialized equipment for the ceramic/tile cutting.
  • Also should be knowledgeable in the use of wood laminate flooring equipment.
  • General maintenance repairs and replacement of walls or flooring to include some plumbing, carpentry, drywall, and paint

GENERAL

  • Diagnose problems and determine the best way to correct them.
  • Order parts as needed.
  • Record keeping should be completed on a timely basis as directed by procedures.
  • This position may be required to have on-call responsibilities on a scheduled rotation where you are required to complete service requests and report to after hour emergencies.
  • You will be required to report and participate in snow removal activities regardless of the time of day depending on weather conditions and schedules set by the Maintenance Supervisor or Property Manager.
  • Regardless of whether it is during a scheduled on-call rotation, you are required to report to catastrophic emergencies within your property and the portfolio as assigned.
  • See that all necessary safety inspections, processes and procedures are followed including lockout tag out procedures and MSDS sheet collection.
  • Responsible for inventory control and communication on parts used for the day.
  • Required to inspect the property on a regular basis to see everything is in good working order, all inspections are completed, and our curb appeal is at expected levels.

PRIMARY SKILLS: Maintenance

  • Must have exemplary communication skills verbally and in writing with customers, employees, and vendors.
  • Strong customer service skills are required including handling difficult customers.
  • Significant problem solving abilities needed including diagnosing, formulating, and managing all aspects of problem solving.
  • Capable of providing ongoing communication to the Maintenance Supervisor, Property Manager and other team members on all aspects of maintenance for strong coordination with office personnel where needed.
  • Other duties as may be assigned.

QUALIFICATIONS:

  • Preferably at least 1 year experience in Residential Property Maintenance or a related field.
  • Basic overall knowledge of all aspects of property maintenance.
  • Strong verbal and written communication.
  • Ability to thrive in a collaborative, team environment.

  • Ability to multi-task and work well under pressure.
  • Strong attention to detail.

WORK ENVIRONMENT:

This job operates in a professional office environment with regular work in an outdoor environment. This role routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines. There is exposure to all types of weather conditions when managing daily work functions of the department.

PHYSICAL DEMANDS:

This job requires you to stoop, bend, and lift regularly throughout the work day. This role can involve the use of ladders, doing work on exteriors of buildings including roofs. You need to be able to lift up to 50 pounds.
