The Director of Commercial Real Estate will lead the execution of the Company’s strategy for commercial property management for the assigned portfolio and markets by directing the team, implementing policies, programs, and initiatives that achieve budgeted financial results, and developing and leading programs that promote customer satisfaction, operational excellence, and market growth.

Location:

The Director of Commercial Real Estate will oversee assets in Western Washington and Portland Oregon and has flexibility to sit in Seattle and Portland regional office. Some travel between both markets is required.

Overview of Role:

· Create and execute regional commercial property management training for local teams.

· Interpret tenant leases and landlord contractual obligations with local real estate leaders.

· Partner with Greystar’s national commercial team to calculate annual CAM reconciliations and tracking of percentage rent.

· Assist with on-boarding sites through all implementation processes with various departments and vendors.

· Formulate annual goals and business plans in line with the Company’s strategic goals, and develop budget(s) for the assigned portfolio and markets by analyzing and evaluating financial statements, reconciling monthly statements against approved budget.

· Oversee the operating performance of and compliance by conducting operational and financial audits, and developing corrective action plans as necessary to achieve stated goals and objectives.

· Research and develop potentials for new business opportunities by identifying and meeting with potential clients, developing and making financial proposals, and following up through the close of transactions and takeovers.

· Lead and participate in process improvement initiatives by identifying opportunities for enhancing business performance, and leading specific project teams in developing and implementing new programs, policies, procedures, and practices.

Qualifications:

· Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal, financial, and human resources documents, and to create and make presentations to senior managers, clients, team members, and other business contacts.

· Knowledge of and experience in third-party, multi-family property management, including site-level experience, in order to effectively lead, direct, and supervise property operations, maintenance, resident satisfaction, marketing and sales, and overall portfolio performance.

· Employment history that demonstrates the application and usage of a sales, marketing, and customer service background sufficient to resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate effective advertising campaigns.

· College degree in business, real estate, property management, marketing, or related field, and/or equivalent experience preferred.

Pay: From $150,000.00 per year
