What you’ll learn & achieve::
Reporting to the Head of Global Real Estate, the Director Global Facilities Manager will oversee, plan, and implement facility management practices across UL Solutions’ 150+ locations in 35+ countries across a variety of property types including labs and offices. You will develop, gain alignment, and implement various project initiatives for our Global Footprint to improve safety, cost efficiency and employee experiences. The position will oversee local and regional facilities managers, ensure compliance with all company policies, monitor contractor performance, and negotiate maintenance agreements with contractors through Strategic Sourcing.

This leadership position is responsible for the physical maintenance of buildings, properties and building systems through direct oversight and through dotted line influence in our matrix organization. This includes preparing facilities budgets, controlling capital spend and maintenance expenses within budget and maximizing equipment lifecycles through proper maintenance procedures. Additionally, you will work closely with Regional and Lab Operations and Site Leaders to identify opportunities to clarify roles and responsibilities and improve consistency in standards and execution in the company’s footprint. Through these relationships, develop an understanding of plans at each facility, how the facilities will support these plans, and then synthesize these findings into a course of action. You will act as both tenant and landlord, fulfilling each responsibility/obligation.

Job Responsibilities:
  • Assist in creation of facility minimum standards, workplace of the future and phased implementation of these standards by site prioritization
  • Evaluate, recommend, and implement software solutions for Hybrid working across portfolio
  • Oversee rebranding across UL Solutions’ entire portfolio
  • Develop and maintain the Facilities budgets for capital and expense categories routinely and identify the trends where there are opportunities to reduce expenses.
  • Facility Maintenance Plans, Improve Safety / Reduce Risk by Development of clarity between COUs, Lab Ops and Facilities on what is being maintained by whom in each site.
  • Global Facilities Partnerships as required / Facilities Vendor Selection to reduce risk of uninsured technicians in UL buildings for example
  • Global Facilities Operating Budget prep and tracking (in coordination with Real Estate Analyst)
  • Facilities Metrics / KPIs reporting (work orders, maintenance schedules) – oversight and reporting of all existing facility related maintenance projects.
  • Partner with UL Solutions’ sustainability team to develop and implement solutions for the company to achieve its Science Based Target Initiative goals.
  • Communicate and provide input on utility spend and budgeting and alternate strategies
  • Dotted line responsibility over network of newly identified “Local Facilities Leads”
  • Manage, train, and develop the Facilities Management Team to meet all company objectives.
  • Develop a strategic 3, 5 and 10 year capital plan to improve conditions and maintain facilities equipment and properties.

What makes you a great fit::
  • Bachelor’s degree in real estate, finance, architecture/engineering/building construction or related field. Advanced degree and members of relevant professional institutes a plus.
  • 10+ years of corporate/commercial real estate experience with diversified corporate portfolio(s). International experience a plus
  • Strong financial acumen and track record in developing and maintaining budgets
  • Extensive knowledge of principles, policies and practices relating to facilities management, understanding differences in standards and culture across geographies and cultures
  • Knowledge of contract law and insurance and risk mgmt.
  • Commercial/industrial facility negotiation experience (outsourced vendor selection and management, solid track record of reducing company expenses and managing, managing a network of various vendors)
  • Ability to build relationships with regional management, leaders and stakeholders, collaborate with other corporate functions (IT, HR, Finance, Legal, EHS, Security, etc.)
  • Ability to influence expectations and mitigate conflicts
  • Understanding and capabilities in identifying and managing project and safety risks
  • Willingness to challenge status quo, innovate and introduce new ideas

  • Total Rewards: The salary range for this position is $121,425 minimum budgeted by team - $161,900 midpointof the salary range and is based upon years of experience that is commensurate with the level of the position. All employees at UL Solutions are eligible for annual bonus compensation. The target for this position is 30% of the base salary offered. Additionally, director level employees are eligible for annual long-term incentive. The target for this position is 30% of the base salary offered. Employees are eligible for health benefits such as medical, dental and vision; wellness benefits such as mental & financial health; and retirement savings (401K) commensurate with the standard rewards offered in each individual location or country, for the relevant position level.

    We also provide employees with paid time off including vacation (20 days), holiday including floating holidays (12 days) and sick time off (72 hours).
