Our client, Willoughby Construction and Consulting, is hiring for a Project Manager.

We are a small family owned and team centered Commercial Construction General Contractor that specializes in renovating and building new Quick Serve and Fast Casual Restaurants and Retail Stores, and Tenant-Fit Out projects throughout the Mid-Atlantic and Southeast and expanding across the County. The ideal candidate must have experience in Restaurant Construction and Fast-Tracked Construction Projects. This position requires on the job training in Hagerstown, Maryland for a few weeks after hire. Individual must live on the East Coast.

The project manager needs to be able to conduct scope review meetings with subcontractors, get final pricing and work with the project team to make subcontractor selections.

We need someone that can come into a job and hit the ground running with quick serve, fast casual, retail remodeling and new construction. It must be someone that can successfully manage more than one fast turn around job with multiple subcontractors at a time. We are looking for an individual interested in a fast-paced job where each day has unique challenges.

Essential Requirements

  • Minimum Educational Requirement: High School Diploma
  • Ability to be employed and work in the United States
  • Proficient in English
  • Ability to Pass a Background Check
  • Conformance with the Company’s Drug and Alcohol Policy
  • Must have a valid driver’s license with a clean driving record
  • Must have their own reliable transportation
  • Proficient in Microsoft products
  • Proficient in the use of Bluebeam Revue and other construction-based software programs
  • Strong ability to learn new software programs used in the construction industry
  • Must be able to be a self-starter and able to learn, understand and produce work quickly
  • Must be able to come up to speed with how things are done, jump in to the process and continue to develop processes and procedures that fit into and make better, processes, procedures that the company already has in place.
  • Must be comfortable working in a high-pressure environment that doesn’t have formal, rigid methods and processes established. There is no manual for how to do the job.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Management of the bid process, analyze blueprints/specifications, review. proposals/project requirements and coordinate materials procurement.
  • Perform material and labor take-offs as needed/directed.
  • Shop drawing review and certification with Design Professionals and subcontractors.
  • Ensure compliance with corporate policies and federal/state laws; provide status updates and maintain documentation records.
  • Responsible for material requisition, submittal compilation, purchase orders, on-site job walk-throughs, change orders request for information, pay application support and close-out documents.
  • Plan and supervise a wide range of construction projects from start to finish.
  • Organize and oversee construction procedures and ensure they are completed in a timely and efficient manner.
  • Create a daily plan to ensure all projects are delivered on time according to requirements and without exceeding budget.
  • Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
  • Evaluate progress and prepare detailed reports. Ensure project documents are complete, current, and stored properly.
  • Communicate job requirements to crew before beginning work emphasizing special needs of clients.
  • Assign tasks and determine needed equipment and/or materials for the day.
  • Communicate any needs expressed directly by the client to the field supervisor to help ensure client satisfaction.
  • Promote and carry out Company’s values of quality and productivity. Understanding of Commercial construction contracts and reviewing for accuracy.
  • Scheduling custom details and installations.
  • Coordinating work schedule.
  • Ordering materials and ensure timely delivery for each job.
  • Reviewing job costs to ensure profitability of projects and return materials as necessary
  • Organizing and maintaining production job files.
  • Providing guidance to our installation crews and hold them accountable for exceptional performance.
  • Monitoring installation of all jobs and confirm each contract is installed to customer’s satisfaction.
  • Entering job information, job progress and notes into database.
  • Oversee project activities to include Service Technician and Installers.
  • Keep abreast of industry trends and developments.
  • Keep informed of Company news and developments and communicate same to staff
  • Promote the safe and efficient use of equipment, trucks, and trailers, advancing a culture of safety at all times.
  • Other duties as assigned

SKILLS AND EXPERIENCE:

  • Must have a minimum of 2 to 4+ years’ experience/knowledge of construction, design, and cost management with custom home building and remodeling, Commercial, Institutional and/or Industrial projects a plus.
  • Experience preparing take-offs and estimates for change orders
  • Advanced abilities in reading and interpreting plans and specifications
  • Thorough knowledge of all aspects of construction (technology, equipment, methods, etc.) as well as an understanding of Company and industry practices, processes, and standards and their impact on project activities
  • Contracting experience with local, state, and federal government is preferred
  • Understanding of civil drawings and specifications relevant to custom home building and remodeling projects.
  • Excellent verbal and written communication skills
  • Capable of working independently as well as in a team environment
  • Ability to present self in a professional manner and represent the company image
  • Demonstrated track record of leadership and project success
  • Ability to work in fast-paced setting
