Sales and Marketing Manager Job Description

This position reports to the Vice President and has responsibility for the marketing and sales of Alaris Homes. This includes the development and execution of the marketing strategy and plan as well as directing and managing the sales organization in meeting/exceeding sales objectives, etc.

  • Manage and run Sales for new homes for Alaris Homes.

  • Follow up as needed on contracts and closings to ensure all are being tracked and information is sent, as needed, to lenders, attorney, etc to make process efficient and timely.

  • Put together closing packets, and any other information needed, for home closings. Ensure closing attorney has information needed for closings.

  • Keep Alaris Homes closing reports current. Update as needed.

  • Input information needed for Job Costs on each new home as needed. Work with Construction Manager to ensure Job Cost numbers are current for report purposes.

  • Assist in developing estimates for advertising and marketing. This would be for all marketing needs and campaigns.

  • Maintain sales literature for handout to prospective Buyers current and update as needed.

  • Meet with advertising vendors regularly. Develop marketing ideas and make suggestions for consideration. Once marketing plans are approved, implement ad programs.

  • Maintain and keep current prospective Customer follow-up program. Follow-up weekly with the status of each prospect until prospect is no longer a buyer

  • Review and work up summary for all contracts and make recommendation. Tract and follow up on all pricing request, change order request, commission request, extra work request, etc.

  • Maintain Monthly Sales Report for all contracts.

  • Visit sites around each of our sites and keep current pricing information comparisons and pricing information of competitors. Visit other market areas and study ads, products and sales promotions.

  • Evaluate regularly all models and ensure they project a top quality image and are effectively merchandised. Inspect models regularly to ensure they are being well maintained. If model need attention, coordinate repairs with Construction Manager.

  • Work with Construction to tract schedules for homes. Ensure any construction concerns by Buyer’s are addressed in a timely manner.

  • Assist in coordinating warranty service with homeowner/s from closing up to one year from closing.

  • Monitor Alaris Homes website and make revisions as needed with VP approval.

  • Work with Construction Manager to create paperwork for permits, start packages for construction Superintendents, PO’s, Change Orders, Plot plans, home warranty info, plans, etc.

  • Work with Buyer’s lender, as necessary, to ensure they have documents and information as deemed needed.

  • Achieve and maintain high level of customer satisfaction.

  • Periodically meet with top 10 Realtors who have sold Alaris homes and get ideas on how to improve Realtor sales.

  • Update and maintain current CMS’s for all Alaris Homes communities.

  • Develop ideas on Sales promotions for prospective Buyers and Alaris Home Builder Sales Representatives.

  • Perform market studies for our new communities and area that land is under contract for future needs.

  • Study and ensure that sign trails are placed in effective areas for all communities.

  • Tract and report sales of competitors, etc.

  • Attend Homeowner Association meetings as scheduled to ensure smooth transition from Builder/Developer to Association.

  • Effectively represent firm in local media sources and generate positive public relation opportunities including sending out press releases for all company events such as new hires, grand openings, etc. Make sure any press releases are approved in advance by President or VP.

  • Typical office hours are 8:00 a.m. to 5:30 p.m. Monday thru Friday plus any weekend work as required and deemed necessary. Meet Buyer’s and prospective Buyer’s onsite as needed to review lots and homes under construction.

  • Perform any other Company task that President or VP requests.
