The Manager, Real Estate will be responsible for leading and supporting real estate development and curative work across multiple projects as a key member of a high-performing team charged with the development and execution into construction of Lightsource BP’s project pipeline. The successful candidate will have six to eight years or more of transactional real estate experience within the U.S. energy industry or closely related sector, with a focus on property due diligence, contract management, title resolution and financial closings. The position will work with the Development, Legal, Engineering, Structured Finance and Construction teams across the full project lifecycle from origination to commissioning, and will support all associated real estate activities required to bring projects through non-recourse financing, into construction and ultimately to successful commercial operation.

Responsibilities:

  • Lead real estate efforts as it relates to construction, tax equity, cash equity, or other financing vehicles, as necessary
  • Conduct due diligence review for real estate transactions, including title and survey review, lease review, review of third-party reports and abstracting title and lease documents
  • Work with external development partners, financing parties, legal counsel and/or title companies to consummate transactions and negotiate appropriate title policies
  • Obtain and confirm legal descriptions to ensure that they describe the property on which the intended energy facility is proposed
  • Lead and manage real estate aspects of project development, construction and financing, inclusive of ongoing survey work, title curative actions, land acquisition, etc.
  • Work collaboratively with internal Business Development, Legal, Development and Structured Finance staff and external consultants throughout the acquisition and development process, taking the lead and/or assisting in an advisory or collaborative role where necessary to identify and/or mitigate key real estate risks
  • Identify, propose and support the implementation of creative or alternative project development approaches that reduce exposure to real estate risks and improve development schedules
  • In coordination with other departments, prepare appropriate real estate development or diligence budgets
  • Oversee real estate-related expenditures, consistent with the goals of the organization and in line with budgetary authorizations, project schedules and established standards
  • Maintain regular communication with project team members and assist in the communication of land and real estate efforts to upper management, as needed

Qualifications:

  • Bachelor’s degree, preferred
  • Minimum of 6-8 years of real estate experience, paralegal experience a plus
  • Attention to detail and self-directed, entrepreneurial mindset; highly organized
  • Experience handling a large volume of commercial real estate transactions, land development and land acquisition in various states
  • Familiarity with project development lifecycle and key real estate terms; experience with renewables development (distributed generation and/or utility scale) preferred
  • Resourceful and strategic thinker; able to summarize complex issues, identify opportunities or next steps with limited guidance, and add value through creative input
  • Motivated team player who is action-oriented and interested in continually learning and taking on additional and more complex responsibilities
  • Strong interpersonal and communication skills; able to maintain composure and diplomacy in all situations
  • Demonstrated interest in a career in development, real estate, and/or renewable energy
  • Ability to handle numerous activities and prioritize workload
  • Ability to set priorities and exercise independent judgment

We offer:
  • US team members are entitled to medical benefits, life insurance, dental benefits, vision benefits and short- and long-term disability benefits. Lightsource bp pays for the first $800 of the monthly insurance premium. For staff members with dependents, Lightsource will cover 50% of the costs of covering dependents. The team member contributes the remainder of the premium, if any, through pre-tax payroll deduction.
  • Lightsource bp offers US team members immediate eligibility for a 401(k) plan, with a 3% nonelective employer contribution.
  • Our team members are eligible for a discretionary annual bonus, calculated based on corporate, team and individual objectives. Team members in the US may receive an additional 50% of their annual bonus in a “retention bank” as well, available for withdrawal after three years of bonus awards have accrued.
  • Lightsource bp currently observes the following 11 holidays in the US: New Years Day, Martin Luther King, Jr. Day, Presidents’ Day, Memorial Day, Juneteenth, Independence Day, Labor Day, Thanksgiving, Day after Thanksgiving, Christmas Eve and Christmas Day.
  • US team members accrue 20 days of vacation and 15 days of sick leave annually. All team members are also eligible for COVID-19 leave.

  • US team members receive a monthly personal phone bill reimbursement of up to $100 and a monthly commuter benefit of up to $150. Team members also receive one-time wellness and remote work allowances.
