Our Client-a Growing Property Management company- is looking for a highly experienced Director of Property Management to oversee the daily operations of a growing portfolio of multifamily apartment complexes within Lansing and Kalamazoo, MI. The ideal candidate will have a hustle mentality and be willing to get down into the weeds to problem solve and create solutions.

In this role, you will be entrusted with the responsibility of overseeing our Property Management team, ensuring the efficient and effective operation of all properties under our client's management. This individual will be responsible for overseeing the Property Management team which is responsible for managing tenant requests, approving work orders, coordinating vendor schedules, overseeing maintenance activities, conducting property inspections, supervising move-out and move-in inspections, and overseeing leasing and sales operations. Your expertise and leadership will be instrumental in ensuring the smooth and successful management of our property portfolio as well as our being a trusted leader to our valued team members

This position will work collaboratively with the owner of the company, other senior management, and the heads of other departments within the company.

Responsibilties:

  • Lead a group of Property Managers and property staff in order to reach established property goals.
  • Oversee and be accountable for a dedicated portfolio’s operational and financial performance.
  • Regularly inspect properties to ensure efficient operations.
  • Conduct regular meetings with Property Managers to motivate, coach and enforce processes.
  • Direct and assist in the collection of all monies, rents, and charges.
  • Ensure compliance with lease obligations
  • Review annual budgets, analyze and forecast property expenses, including capital expenditures
  • Assist in managing relationships with tenants and vendors, including review and approval of service contracts.
  • Assist in day-to-day tasks of the portfolio as needed
  • Manage operations issues such as rent relief requests, assignment recommendations, approved modifications, etc.
  • Work on special projects/ongoing initiatives according to current/future needs, with a focus on generating ancillary income and reducing expenses.
  • Coordinate with other departments (e.g. acquisitions, dispositions, construction, accounting, finance, leasing, and legal) in relation to property management functions.
  • Meet with company’s leadership coach on a weekly basis through the first 90 days of employment.
  • Oversee and track that capital projects scheduled in the budget are completed on time and on budget
  • Perform/prepare weekly, monthly, quarterly, and annual reports in accordance with Company protocols and requirements
  • Review outstanding accounts receivable reports

Qualifications and Experience:

  • Bachelor’s degree is strongly preferred
  • 10+ years of proven and documented success in the asset/property management industry
  • Strong communication skills are required
  • Strong technical knowledge of building operations required
  • Experience in all phases of property operations, inclusive of asset and property management functions
  • History in a leadership role
  • Must pass a background check
  • Must reside near/in West Michigan and be able to commute to all properties on a daily basis if necessary (5 days a week during the first 90 days of employment. Could be reduced to 4 days onsite once portfolio performance has been improved and is stabilized).
  • Must possess a valid Driver’s License.

Physical Requirements:

  • Must be able to lift 25 lbs
  • Must be able to have finger dexterity for typing/using a keyboard
  • Must be able to hear in order to receive telephone calls and voicemail messages

Skills:

  • Ability to read financial statements and understand where to adjust costs and increase income
  • Adaptable and quickly able to create solutions that follow their company values
  • Ability to track the performance of team members based on company scorecards
  • Ability to hire and train team members as needed
  • Proficient in English

Salary:

  • Up to $150,000 annual salary
  • Bonus based on quarterly NOI per Unit
