Opportunity Summary

We are looking for a Project Manager that collaborates to drive creative solutions for our clients and internal/external stakeholders. As a specialist in construction management, we provide complete oversight of a project, from preconstruction to close-out and ongoing services through the warranty period. If you are successful joining our team, you will be responsible for all aspects of the project(s) as well as mentoring other team members as we navigate our high growth period. Key Responsibilities

  • Manage all aspects of the project including profitability, schedule adherence and customer expectations
  • Establish and maintain positive relationships with clients, consultants, subcontractors, public and project teams
  • Play an active role in business development, proposal submissions, interviews, presentations, client/consultant relationship management
  • Maintain awareness of current marketplace and trends to gain and maintain our competitive advantage and develop effective bid strategies
  • Work closely with the site team to develop the project plan, engineering methods and monitor the project schedule
  • Develop recovery strategies when project schedule or budget are in jeopardy
  • Manage in coordination with team a functional, current and time sensitive estimating, Budgeting and Bidding schedule for clients
  • Process all change orders, including negotiating and assessing cost and schedule impact
  • Understand and enforce prime contract and subcontract responsibilities
  • Negotiate and issue subcontracts, major purchase orders and monitor their progress and schedule
  • Prepare and issue progress applications to owner according to established schedules
  • Review/approve subcontractor applications for payment and expedite owner payment from within contract terms
  • Manage all facets of project close-out, including archiving of documents, maintenance and warranty manuals, deficiencies, and warranty work
  • Complete project estimate from start to finish including but not limited to: review specs, send out request for quotes, perform take offs, compile subcontractor quotes, and write up estimates.
  • Work with project managers and trade partners to control variance costs.
  • Work with trade partners to ensure estimating methods, cost data and purchase order methods are up to date, accurate and maintained in database system.
  • Participate in tender closings when requested


Minimum Qualifications

  • 5+ years previous Project Management experience within the residential construction industry
  • Relationships with the local trade community
  • Knowledge of construction and project delivery methods
  • Bachelor’s degree in Construction Management and or related discipline with equivalent education/experience considered
  • Excellent computer skills, including experience using MS Office, Project, Scheduling and Project Management software; Procore a plus
  • Competent in the review and negotiation of contracts for construction projects
  • Strong technical, business, financial and legal acumen
  • Excellent communication skills (oral, written, presentations), including the ability to successfully translate technical information to non-technical individuals
  • Exemplary team collaboration and teambuilding capabilities
  • Excellent relationship building skills and ability problem solve
  • Results driven mindset, initiative-taking, ability to deal with ambiguity as part of the growth phase, ability to analyze problems and drive solutions
