We have an immediate need for a Maintenance Supervisor to join the team at Outlook Gwinnett, one of United Group's Senior Housing / Active Adult apartment communities located in Buford, GA.

The Maintenance Supervisor is responsible for maintaining the physical condition of the entire property in a safe, efficient, and quality manner.

Major Tasks + Key Responsibilities:

The responsibilities that are listed below are not all inclusive, however, they are indicative of the type of responsibilities normally performed by the Maintenance Supervisor:

Maintenance Supervisor Role:

  • Assesses and prioritizes all work to be performed on assigned site to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed
  • Notifies Property Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines
  • Assists the Property Manager with the scheduling and status of units under renovation
  • Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation and perform all necessary maintenance both the exterior and interiors of all buildings of the property assigned
  • Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget
  • Completes regular inspections of the assigned property and handles all emergency situations that may arise, and communicates all details of the incident to the Property Manager
  • Holds regular monthly meetings with site staff reviewing safety, organization, training and policy review
  • Performs snow removal from all needed areas and maintains all appropriate equipment
    Covers or assigns all after hour coverage of the property, if needed

Job Overview + Requirements:

  • Job Type: Maintenance Supervisor; $33.65/per hour
  • This is a full-time position, Monday through Friday. Weekend hours required as needed for on-call maintenance.
  • Training for Position: Supervisory experience with maintenance staff; OSHA10
  • Physical Requirements: lifting, carrying, pushing, pulling, etc.
  • Required Education: Applicable Work History
  • Required Experience: 2-5 years of experience in residential property management, preferred experience in active/independent adult (55+) market
  • Certifications: HVAC and CPO certifications required.
  • Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication and leadership skills; Ability to solve problems involving residents, maintenance, and challenging situations
