JOB DESCRIPTION


JOB TITLE: Maintenance Director

DEPARTMENT/PROGRAM: Maintenance/Administration

RATIONALE: The Maintenance Director is responsible for the management of all
buildings and grounds owned or operated by HRC to include repair and
maintenance, preventative maintenance, safety and security, janitorial and
ground maintenance; and is a member of the Administrative Council.

IMMEDIATE SUPERVISOR: Executive Director

POSITIONS SUPERVISED: Maintenance team (currently 1.75 positions)

DESIRABLE QUALIFICATIONS:

1. Demonstrated electrical/electronic, HVAC/plumbing, and construction component knowledge.
2. Ability to repair/maintain buildings, machinery/equipment and/or arrange for same.
3. Awareness of equipment maintenance requirements and applicable health and safety

standards.
4. Ability to organize and prioritize needs.
5. Ability to work independently.
6. Ability to use a computer and office and business software.
7. Ability to understand and interpret technical drawings and schematics, repair manuals, and

contractual agreements.
8. Ability to perform tasks requiring physical strength and coordination.


PHYSICAL REQUIREMENTS:

1. Stand, 75% of the time.
2. Walk and/or sit, 75% of the time.
3. Lift all sizes and shapes of objects, up to 80 pounds, 10% of the time.
4. Push/pull between 10 pounds and 180 pounds, 11-40% of the time; up to 20 pounds and a 50 pound

max, 11-40% of the time.
5. Climb ladders 5-11% of the time, climb stairs 11-40% of the time.
6. Stoop, crawl, and twist, 11-40% of the time.
7. Kneel, crouch, and bend, 11-40% of the time.
8. Reach overhead and in front of body, 41-75% of the time.
9. Simultaneous use of hand, wrist and fingers, 41-75% of the time.
10. Drive/operate machinery/vehicles, 11-40% of the time.
11. Ordinary talking and hearing/other sounds, 41-75% of the time.
12. Vision: acuity (near/far), depth perception, sharpness/focus, color vision, field of vision, 41-75%.
13. Shift work, steady, 76-100%; rotating, 5-10%.
14. Environmental Conditions: work outside, in extreme heat and/or cold, heights, with glare/improper

illumination, 11-40% of the time; work inside, in dust/fumes, & noise, 41-75%.

JOB HAZARDS:
1. Chemical Exposure: This job may involve use of hazardous chemicals. Safe handling procedures are

required.
2. Blood Borne Pathogens: This job may involve exposure to blood borne pathogens. Universal precautions

are required.
3. Ergonomics: This job may involve repetitive motion and/or keyboard related activities. Ergonomic

procedures are required.
