Essential Duties and Responsibilities:

  • Land Acquisition and Development
  • Due diligence, Entitlement, Engineering and Permitting
  • Oversee site entitlement and due diligence efforts for new construction single-family build for rent, self-storage, and multifamily real estate development projects.
  • Meet with various municipalities to determine viability of required zonings and/or variances attending meetings and hearings as needed.
  • Work with engineers and land planners to determine best uses for properties, determine grading plans and manage the process up to and including permitting and final platting
  • Land approval and closing processes
  • Coordinate land closings including working from checklists to complete required closing items such as title work, closing documents review, surveys, wire transfers, etc.
  • Management of the site development process and closeout
  • Develop and maintain project schedules with critical path milestones and processes within a project to ensure the project progresses as anticipated. Schedules to include critical dates within development agreements, purchase agreements, engineering, design, permitting and construction.
  • Manage the bidding process with General Contractors and subcontractors, developing the bid documents, AIA Contract documents in accordance with organization’s standards and procedures.
  • Communicate project status to stakeholders and project participants throughout the project to ensure critical components are not missed and risks are identified.
  • Maintain all files and records for the project in accordance with organization’s filing procedures.
  • Maintaining development budgets and contractor base
  • Work with subcontractor trades to ensure proper qualifications, insurance requirements, contracts, necessary change orders
  • Review and approval of contractor invoices and how they affect development budgets keeping development team aware of potential budget overages
  • Entrance and Amenities
  • Work with land planners to generate concepts and working drawings of entry ways and amenities that are appropriate to communities being considered
  • Establish estimated budgets for such as well as firm contracted budgets at appropriate times
  • Work with field operations to ensure items are built to spec and within budget
  • Update as required to ensure payment of draws as needed.
  • Financial Data Assistance
  • Manage Estimating and bid process for land development
  • Develop and maintain project pro forma including cash flows
  • Activity and Performance reports as necessary
  • Forecast project timelines and projected lot readiness
  • Administrative
  • Maintenance of electronic files within Dropbox/Network
  • Business plan development
  • Various Power Point presentations and correspondence
  • Assist in maintaining status of potential deals under consideration
  • Routine daily tasks and communication necessary to complete job responsibilities

Education and Experience:

  • Bachelor’s Degree in Civil Engineering, Real Estate, or Construction Management.
  • 5+ years of progressive experience; overseeing residential and commercial projects required.
  • Experience working on the Developers/Owners side of residential and commercial real estate development.
  • Ability to manage multiple projects at one time, self-prioritize and meet deadlines.
  • Ability to work well in a team environment.
  • Ability to be a high-level thinker.
  • Demonstrated ability to plan, organize and self-prioritize responsibilities to consistently meet deadlines.
  • Familiar with civil, architectural design documents and commercial projects.
  • Proficiency with Microsoft Word, Excel, PowerPoint, Smartsheet, and project management software.
  • Demonstrated ability to make good decisions based upon a mixture of analysis, wisdom, experience, and judgement while working within a fast-paced environment.
  • Demonstrated ability to communicate clearly and succinctly to a variety of audiences from Executive Leadership to team members.
