This position is working primarily in Marshall County, WV and will report to the Ohio Valley office.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

  • Investigate complaints and disturbances from property owners, and resolve problems following management rules and regulations
  • Inspect, manage, and oversee properties routinely to determine necessity of repairs and maintenance
  • Solicit and analyze bids from contractors for repair or replacement of structures, repair of surface land, and water replacement as it relates to properties situated over subsidence from a longwall operation
  • Plan, schedule, and coordinate repairs or construction projects for commercial or residential properties
  • Maintain land records of property ownership, acquisitions, and settlement agreements
  • Prepare detailed budgets and financial reports for company owned properties, capital budgets for mineral acquisition, and subsidence budgets
  • Negotiate the sale, lease, or development of property and complete or review appropriate documents and forms
  • Supporting mine personnel in deal negotiation, contract writing, due diligence, and land decisions
  • Acquire necessary mineral, surface, and support rights required for longwall mining
  • Work with legal counsel as needed for reviewing status of title, curing title defects, reducing risks associated with mineral ownership
  • Write contracts for legal review
  • Represent company in dealings with property owners, and state or local agencies
  • Research of public and private records to determine ownership of minerals
  • Track rights and/or obligations derived from ownership of interests in minerals
  • Negotiate with property owners for acquisition of ownership derived from title searches, to include coal, surface or support properties, and easements and right of ways
  • Negotiate with property owners for subsidence as it relates to structures, water, or surface land over longwall mines
  • Communicating with property (surface, support, and coal) owners, regulatory agencies, and other departments within American Consolidated Natural Resources
  • Administrative duties such as maintaining personal and company land files, filling out required paperwork (requisitions, vouchers for payment, scopes of work, etc.)
  • Observing property owners in order to gather information for future negotiations
  • Inspecting and reviewing job sites in order to ensure cost effectiveness for American Consolidated Natural Resources and safety of personnel
  • Completion or review of title searches, for submittal to management
  • Performing tasks effectively and efficiently
  • Working safely in all areas

Experience

  • Minimum two (2) years’ previous land/title experience, or related careers
  • Excellent computer skills including Windows, Word & Excel, required
  • AutoCAD experience helpful

Requirements

  • Must be 18 years of age
  • High School Diploma or GED, preferred
  • Must possess excellent verbal and written communication skills
  • Must be detailed oriented
  • Valid driver’s license, position requires travel to various job sites and training sites in a company vehicle
  • Regular and punctual attendance
  • Must be able to successfully pass a post offer drug test and background check
  • Must be able to successfully complete industry approved training courses
  • Must be able to work safely and effectively as part of a team or independently
  • Ability to work in the United States without sponsorship

JOB SCHEDULE AND PHYSICAL DEMANDS

  • Must be able to work overtime, weekends and holidays as needed or as schedule requires (subject to applicant’s religious practices)
  • Ability/willingness to work different shifts when assigned
  • Ability/willingness to work in all weather conditions, position is primarily outdoors
  • Ability to work in a physically demanding atmosphere when needed
  • Ability to perform heavy labor and lift 50+ pounds as needed
