OVERVIEW

Manage a dynamic department while providing expert-level oversight for general maintenance and electrical repairs, preventative maintenance, safety practices, and new construction work throughout the Santikos Theater and Real Estate portfolio. Coordinate and organize general maintenance projects in partnership with other trade-specific teams in the Facilities Department. Responsible for tracking and managing maintenance expenses, work order prioritization, and personnel advancement to maintain high customer service for the Santikos Theater and Real Estate assets.

ROLES & RESPONSIBILITIES

· Comply with all aspects of Building, Electrical, and Plumbing code, following strict adherence to federal, state, and local laws, company policies, and department procedures/requirements at all times

· Administer daily maintenance management system activities and manage team members to meet performance goals

· Manage work order compliance such as response time, completion time, completion percentage, prioritization, team dispatch, and quality control to ensure a high rate of customer satisfaction and safety compliance

· Evaluate maintenance requests, set priorities, and oversee the process of work assignments using a CMMS system

· Supervise vendor work as well as access and quality control, including overnight, holiday, and weekend work as required

· Coordinate and manage teamwork orders and projects; manage performance expectations and report results

· Develop and maintain proper quality assurance standards

· Read and interpret plans, blueprints, and sketches

· Work with Manager to discuss any proposed project changes before construction

· Work closely with Chief Engineer on project-related tasks, building system inspections/repairs, and ad hoc requests

· Communicate and coordinate effectively with outside contractors, suppliers, team members, and the facility director

· Comply with occupational health and safety (OSHA) regulations specific to the work and conduct on the job, including Safety Data Sheet (SDS) instructions, Hazard Review Checklists (HRCs), and the use of personal protective equipment (PPE) as required

· Lead workplace safety practices and protocols, ensuring compliance with all OSHA safety regulations

· Manage vehicle fleet for the General Maintenance team

· Comply with all Santikos and Facilities Services policies and procedures. Support all management directives and the vision and values of Santikos Enterprises

· Actively participate in meetings and training as scheduled

· Provide and promote excellent Facilities customer service through effective, courteous, and professional interactions

· Maintain proper work attire or uniform at all times, in addition to company policy concerning appearance and grooming

· Maintain on-call responsibilities and schedule, including emergency calls

· Perform other duties as assigned

EDUCATION & EXPERIENCE REQUIREMENTS

· Bachelor’s degree in a related field

· 8 years of Facilities and Maintenance experience preferred

· 5 years of active Facilities and/or Maintenance teams management experience

· Work experience in at least one construction trade (electrical, plumbing, HVAC, etc.)

· Valid Texas state driver’s license or a license recognized as valid by the State of Texas

· Reliable vehicle for regular local travel to and from geographically dispersed work sites

· Incident-free driving record as documented by regular verification through Motor Vehicle reporting and

on-board Company Vehicle GPS, camera, and/or other sensors and reporting

· Ability to purchase and wear approved footwear during scheduled work times

· Proficiency with standard CMMS software (Asset Essentials or equivalent)

· Knowledge of and practical experience with OSHA (Occupational Safety and Health Act) regulations

· Working knowledge of Microsoft software and applications such as Outlook, Word, and Excel, as well as software/cloud-based time clocks
