About You:

3+ years of experience in construction project management, with focus on multi-family or commercial projects

Degree in construction science, construction engineering or similar or equivalent work experience

Experience with

  • 3+ years working with structural concrete (Tilt-up, post-tension, podium deck, foundational pouring, pre-cast, and other concrete forms)
  • contractor and vendor selection and oversight
  • scope coverage
  • contract negotiation
  • OSHA safety
  • QC, and schedule accountability
  • material& equipment procurement,
  • AIA billing
  • change orders
  • RFI support
  • field daily reports, close out, and legal documentation

Ability to manage multiple projects at one time

Software Proficiency in: Outlook, Excel, BlueBeam & Adobe, Procore, PlanGrid, AutoCAD, and Primavera P6/MS Project/Other construction scheduling software

About the Job:

The Project Manager provides overall management direction on structured concrete projects. Establishes project objectives through planning and budgets, serves as the primary point of contact with the client, and monitors construction and financial activities in collaboration with the Superintendent. Responsible for the financial results of the project. Responsible for safety on the project.

Duties and Responsibilities

Responsible for Pre-Construction Duties: Works with Operations Manager to plan project sequencing, equipment, manpower, etc. Examines the scope of work and reviews contract drawings and project specifications to fully understand the project requirements. Performs site visits to establish logistics plans including identification of safety concerns, site hazards, location of utilities, etc. Develops the construction schedule framework.

Coordinates Job Start-Up Process: Facilitates job operations start-up meetings as defined in the Job Management Process (JMP). Provides input on project staffing plans. Schedules and facilitates pre-job meetings with the Superintendent, client representative(s), testing lab representative(s), subcontractors, and suppliers. Develops a schedule of values to optimize cash flow on the project. Collaborates with the project team to:

  • Develop a detailed/critical path project schedule to support the construction process
  • Develop financial and production budgets for the project which facilitates cost tracking and accounting
  • Develop a detailed plan to procure required equipment and material
  • Determine, assign and/or submit material submittals for the project
  • Ensure project roles and responsibilities are communicated
  • Communicate job set-up information to appropriate support services
  • Select major vendors and subcontractors
  • Develop site plan, including location of cranes, laydown areas, etc.
  • Create RFIs and submittal logs

Physical Requirements of the Job

Ability to communicate orally in person and over devices with peers, vendors, contractors, clients, and construction workers is crucial. Regular use of mobile devices (talking or texting) and email for communication is essential. Hearing and vision within normal ranges is essential for normal conversations, to receive ordinary information, and prepare, inspect, or review documents.

Activities require the ability to both remain in a stationary position and move about an office and/or work site as well as to move between locations frequently. Ascent and descent of ladders and stairs on occasion.

Occasional heavy lifting (30+ lb / 13.6+ kg) can be expected, though exertion of up to 10 lbs. of force is more common. Need good manual dexterity for the use of common office equipment (e.g., computers, mobile devices, copiers).
