Summary
This position carries out those activities required to maintain and correct damage and make repairs to physical buildings, structures, and facilities. Additionally, this person will do a variety of work involving equipment use such as ladders and scissor lifts and will also be responsible for routine general repair work.
Essential Duties and Responsibilities
Perform routine repairs and preventative maintenance tasks on commercial property.
Works daily with a computerized maintenance management system to enter, close and record work orders.
Works with a variety of skilled trades and/or skill sets in all aspects of Facilities Maintenance.
Monitors, escorts and directs as necessary specialty subcontractor personnel.
Hangs lights, replaces receptacles, lamps, ballasts etc.
Repairs and replaces sinks, toilets, faucets.
Troubleshoots, repairs and replaces pumps and motors.
Performs interior and exterior painting.
Modifies and repairs interior/exterior walls systems, roof systems, floorcoverings, windows and window coverings.
Repairs overhead doors, personnel doors and hardware.
Performs minor locksmith duties as needed.
As an example, some other duties and responsibilities this position may require as follows. Repairs or maintain damage to walls and flooring to include:
Drywall installation/repairs, painting
Sheet vinyl installation/repair
Carpet/ Carpet tile installation
Cleans work area, tools, and equipment.
Regular day shift, M-F but position will involve periodic rotating weekend emergency call out as needed basis.
Assist other Maintenance Technicians, regardless of skill set/trade.
Position requires travel by aircraft up to 30% of the time. Some overnight travel is necessary.
This position may require approximately 30% travel out of Anchorage area by commercial airline to various Alaska towns, however, depending on client needs/requests, technician could be required to travel more often. Occasional overnight stays will be required.
This position has no supervisory responsibilities.
All other related duties as required.
Qualifications
A high school diploma or GED equivalent.
Minimum of 3 years of demonstrated building maintenance experience of commercial property.
A valid Driver’s License and an acceptable driving record for the past three (3) years to be eligible under NMS’ vehicle insurance policy.
Working Conditions and Physical Requirements
Work is both indoors and outdoors. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; and vibration.
Physical requirements: The employee must be able and willing to fly in small aircraft
The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and may occasionally lift and/or move more than 100 pounds.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; and vibration.
The noise level in the work environment is usually moderate.
