This position can be structured as an Assistant Vice President or Vice President level, depending on applicable development experience. Essential duties and responsibilities:

  • Lead existing pipeline deals through the design, contract procurement, closing and construction phases, managing both internal and external stakeholders.
  • Prepare and manage financial pro formas, debt, and equity structuring, rent and operating expense analysis, as well as scope determination and waterfall returns, as applicable.
  • Project coordination, including contract engagement and coordinating activities of architects, engineers, consultants, and contractor, and coordinating project logistics with onsite management and resident engagement staff.
  • Create Requests for Proposals (RFP) to select vendors and consultants, oversee the solicitation process, evaluate, and analyze the resulting proposals and make recommendations for selection.
  • Assist in performing due diligence on acquisition and investment transactions.
  • Present project proposals to project residents, agency staff, elected officials, community boards, and other local stakeholders, as applicable.
  • Work on special projects and collaborate with other disciplines, as required.

Qualifications, skills, and abilities:

  • Bachelor's degree required. Masters degree in a related field a plus (e.g., MSRED, MBA, MUP, MArch).
  • Minimum 5+ years of relevant work experience required.
  • Experience running lead on multifamily residential projects, with a strong preference for affordable housing project development experience.
  • Strong analytical, quantitative, organizational and communication skills.
  • Experience with affordable housing programs such as Section 8, tax credits, HUD Rental Assistance Demonstration, etc.
  • Ability to work in a challenging, fast paced environment and handle multiple projects at the same time.
  • Proficiency in creating complex financial models for using Excel. Microsoft Project and InDesign experience are a plus.
  • Accuracy, diligence and attention to detail are critical.

Salary Range:

$175,000-225,000/yr.
