ABOUT THE ROLE
This position is expected to be knowledgeable in all aspects of building maintenance and construction. This candidate must be able to communicate with various stakeholders on projects and to communicate instructions in schematic document format. This candidate must also be able to manage and supervise all phases of maintenance and construction as well as maintenance shop supervision. This candidate must be familiar with drafting contracts for small projects, including development of a work scope and construction drawings for said projects. This candidate must be a highly motivated time manager with excellent leadership skills and decision-making skills.
PERFORMANCE REQUIREMENTS
This position will assist the Director of Physical Plant Department (PPD) in developing an implementation of plans for improving the campus operation within the AIDB system. This position inspects the internal work by AIDB in-house PPD Technicians and Maintenance staff, as well as third party contractors. It is this position’s responsibility to maintain up-to-date-files on bundling construction drawings. This position evaluates PPD technicians on ability and productivity to ensure safe and timely competition of work. It will also oversee the custodial contractor for strict compliance with contract obligations. This person will assist the Director of PPD in developing and maintaining the department’s budgets and will be responsible for interviewing and hiring new personnel. This role will supervise the maintenance technology staff, ensuring that quality work is performed in a safe and efficient manner In addition, this role oversees time-keeping, work hours, overtime management, performance evaluations and discipline of all PDD staff. This position is the first point of contact for the AIDB campus for all central station correspondence regarding fire alarm issues, elevator emergencies, and weekend and after hour on call emergencies. This role also supervises outside third party contract performance regarding, but not limited to, custodial contracts, HVAC contracts, fire protection contracts, emergency generator maintenance contracts and kitchen hood fire suppression/duct cleaning maintenance contracts. This position will manage the on-call maintenance team regarding weekend and weekday duties and will perform other duties as assigned by the Director of PPD.
BASIC QUALIFICATIONS:
  • Bachelor of Science degree in Engineering, Operations Management, Building Science, Facility Management, or related field, or ten (10) years managerial experience in Facility Management in an institutional, medical, industrial or manufacturing setting
  • ..A sign language proficiency level of SURVIVAL must be obtained within the first thirty-six (36) months of employment.
  • Demonstrated knowledge of the complete building system per construction division nomenclature.
  • Experience with understanding MEP systems as well as architectural systems such as the following: roofing (shingle, metal, built up and single ply systems); concrete, asphalt and masonry; framing, building envelope system, hard tile, soft flooring, fenestrations, structural steel, coatings, and millwork.
  • Experience supervising maintenance technicians.
  • Experience implementing and maintaining a preventative maintenance program as well as a component asset management program.
  • Experience using a system of “optimization methods” with respect to a work order program, resulting in a safety-oriented prioritization system.
  • Experience managing technical staff regarding repair, maintenance and new installations of construction and equipment assemblies in order to achieve the overall best end product with regard to cost, service and upkeep of systems.
  • Experience coordinating and organizing the setup of assets for special events.
  • Experience managing day to day internal department functions regarding employees, scheduling, equipment and property per the AIDB Policy and Procedures Handbook.
  • Effective communication skills, including written, as well as proficiency in MS Word and Excel.
PREFERRED QUALIFICATIONS:
  • Proficient in reading and understanding architectural and engineering drawings and specification
  • Experience with referencing IBC, ADA and NFPA code handbooks for information for compliance with current required code issues.
