Job Summary:
The Accounts Receivable Specialist works under the direction and guidance of the Collections Manager, providing support of AR collection efforts for a designated group of assets.
Job Responsibilities:
Achieving the client’s objectives for each asset
Conduct research, and drive resolution of account discrepancies for assigned group of properties
Collections and Accounts Receivable process for assigned properties and provide quantifiable results throughout the year
Participates in regularly scheduled calls with Group Manager and Property Teams
Review leases when necessary to verify accurate billing
Communicate with tenants regarding delinquent accounts provide detailed and accurate information regarding the account
Perform tenant ledger reconciliations
Prepare billing adjustments
Assist site team, client and vendors with AR issues or questions that arise
Understand and comply with all JLL policies and procedures
Execute Jones Lang LaSalle initiatives and share best practices among the AR Specialists
Special projects and other functions as required by manager or client
Any and all of duties and tasks assigned
Knowledge, Skills & Abilities
Minimum 5 years retail property management with a strong emphasis in Accounting and Collections
Associates degree in accounting preferred
Experience in managing multiple properties
Strong Analytical Skills
Ability to review billing structure in tenant lease to verify accurate billing
Experience in third-party property management environment preferred
Can effectively cope with change; can shift gears comfortably; can decide and act without having the total picture; can comfortably handle risk and uncertainty.
Relates well to all kinds of people inside and outside the organization; builds appropriate rapport; builds constructive and effective relationships; uses diplomacy and tact; can diffuse even high-tension situations comfortably.
In depth understanding of Accounting and Accounts Receivable processes
Possesses a thorough understanding of retail accounting principles including recovery ratios and methods, accrual, and cash basis accounting, reading, and understanding financial statements, lease language interpretation and budgeting and forecasting.
Competency using Microsoft Office, Excel, and Real Estate Accounting software
